Flood Cleanup Services for Gilbert Homes
Monsoon runoff under the back door, a supply line that ran all day, or a water conditioner that emptied into the house: big water takes more than towels. We pull it out, sort what can be cleaned from what can’t, and dry what’s left.

Flood cleanup
What does flood cleanup involve that a small leak doesn't?
More water, more rooms and often dirtier water. A flood usually means extraction across several rooms, removing soaked carpet pad and the lower part of the drywall, and cleaning every surface the water touched before the drying starts. When the water came from outside or picked up dirt along the way, porous materials it soaked rarely get saved.
- Monsoon runoff through doors
- Water conditioner and softener floods
- Supply lines that ran for hours
- Toilet overflows across rooms
- Garage and patio door water entry
- Muddy water and silt on tile
- Soaked carpet and pad
- Flooded bedrooms and hallways
Good to know
Is flood water clean or dirty, and why does it matter?
It depends on where the water came from. Restoration standards sort it into three general categories: clean water from a supply line, gray water with some contamination, such as a washing machine overflow, and black water from sewage or outside flooding. The dirtier the category, the more has to come out instead of drying in place.
House taking on water?
- If it’s coming in from outside, keep the doors shut and pack towels along the gaps.
- Only flip breakers for flooded rooms if you can reach the panel while standing somewhere dry.
- Treat water from outside or a sewer line as contaminated, and keep kids and pets out of it.
- Photograph the waterline on walls and furniture before cleanup starts.
- Call (623) 288-5596 and mention whether the water looks muddy or smells, since that changes the plan.
The rules
Does homeowners insurance cover a flood?
Usually not, when the water rises from outside. The Flood Control District of Maricopa County says flood damage is not typically covered by homeowners policies, and a separate flood policy has a 30-day waiting period before it takes effect. Water from a burst supply line is a different kind of claim, so ask your insurer how your policy treats it.
1 in 4flood insurance claims come from outside a floodplain
That figure comes from the same Flood Control District page, and it’s a good reason not to assume a house is safe because it isn’t next to a wash. The county’s floodplain information page shows how to check a property’s mapped zone, and FEMA’s FloodSmart eligibility page explains who can buy a policy. None of that changes the cleanup itself. Your insurer decides coverage; the water still has to come out.

From a customer
What do reviewers say about cleaning up after a flood?
Two of them describe a real flood. I D wrote, “When our living room flooded the owner Adam came out himself,” and that he “clearly explained our options and went to work straight away.” Lisa, whose flood came from a defective water conditioner, called the team “thorough, expert and professional in mitigation and repairs.”
“Adam and his team of Tri Point professionals were very quickly responsive, thorough, expert and professional in mitigation and repairs from a recent unexpected flood due to a defective water conditioner. I recommend them heartily to anyone having a similar home emergency.”
FAQ
Flood Cleanup Questions for Arizona Homes
Can carpet be saved after a flood?
It depends on the water. Carpet soaked by a clean supply line can sometimes be dried and kept, though the pad under it usually comes out. Carpet that sat in muddy runoff or sewage is another story. The EPA says to throw away materials that soak up a lot of water and can’t be cleaned and dried.
We get monsoon runoff under the back door. What should we do?
Get the water out and dry the wall base and flooring right away, then figure out why it’s getting in. Runoff often follows a yard that’s graded toward the house or a patio that slopes the wrong way. If you live in an HOA community, ask what’s allowed before changing drainage or hardscape. The inside cleanup and drying is our part.
Our water conditioner flooded the laundry room. Is that clean water?
It usually starts out clean, since the unit sits on the supply side of the plumbing. It doesn’t stay that way for long once it sits on floors, soaks into carpet or runs under walls, especially in summer heat. That’s why a flood that ran overnight gets handled more carefully than one caught as it happened.
How long does a flooded house take to dry in Arizona?
Longer than people think, even with dry desert air outside. The EPA says drying can take a long time, usually several days to weeks, and it warns against painting or sealing anything that got wet until it’s dry all the way through. Slabs and wall cavities are the slow parts, so they get metered until they read dry.
Do you deal with the insurance company on a flood job?
Yes. Photos of the waterline, the rooms affected and each material we pull out go into a record that we share with your insurance company and adjuster. Outside flooding is often a separate coverage from a homeowners policy, so call your insurer early and ask. They make the coverage decision; we keep them supplied with what they need to see.
