
Sudden vs. Gradual Damage
The golden rule of homeowners insurance regarding water damage is that it must be "sudden and accidental."
What is Usually Covered:
- A pipe suddenly bursting inside a wall.
- A water heater rupturing.
- A washing machine hose snapping.
- Rainwater entering through a roof damaged by a sudden storm.
What is Usually NOT Covered:
- Gradual Leaks: A slow drip under the sink that has been rotting the cabinet for six months will likely be denied due to "homeowner neglect."
- Flood Water: Water that rises from the ground outside (like a flash flood during a monsoon overflowing into your home) requires a separate National Flood Insurance Policy.
- The Source: Insurance pays for the *result* of the damage (drying the house, replacing drywall). They rarely pay for the plumber to fix the broken pipe itself.
