Copper Basin

Copper Basin at a glance

In Copper Basin, HOA design review can shape how a water damage repair ends. The Village of Copper Basin Community Association asks owners to clear exterior changes, landscaping and paint with its Design Review Committee before work starts, and it runs a community center on Main Street. The community itself is about 3,112 lots on the Town’s subdivision map: Copper Basin Units 1 through 5A, platted from 2002 to 2006, and The Village at Copper Basin, added in 2013 and 2017. Your closing papers say which association covers your lot.

We’re based in Gilbert, about 18.2 road miles away, and we handle the extraction, the drying and the rebuild. Inside work comes first. When the rebuild reaches the outside of the house, the HOA review comes before that part of the job.

On the record

Copper Basin's rules, roads and records

The association’s own pages spell out the process. All new construction and exterior changes, exterior paint and landscaping included, go to the Design Review Committee before work starts, and the committee has 45 days to decide. Its tips for association living warn that owners who skip review may pay to remove the unapproved work, and point to the Architectural/Landscape Design Guidelines handed over at closing. Membership in the community center at 28300 N Main Street comes with the assessments.

Census tract 2.12, which takes in Copper Basin, has a median build year of 2008. Of its 2,836 homes, 1,606 went up from 2000 to 2009 and 965 in the 2010s. That fits the plat record: big early units first (Unit 1 alone has 498 lots and Unit 5A has 541), then The Village.

Hunt Highway runs along the west side, Magma Road along the south, and Judd Road touches the north tip. Streets carry names like Copper Mine, Morenci, Superior, Silverbell and San Manuel, per Census road files. On August 18, 2011, the Weather Service logged about 30 power poles blown down along Hunt Highway near Judd Road. FEMA’s map puts the community in Zone X, its minimal flood hazard category.

What to watch for

Planning a repair inside Copper Basin's rules

  • Matching exterior paint after a patchPatching stucco after a leak or a roof repair means repainting, and exterior paint is on the committee's review list. Ask for the approved color before the patch goes on, so the finished wall doesn't have to be redone.
  • Roof work after a stormA storm that peels back tiles or shingles turns into an exterior job. Keep photos of the damage and of the original material; they help both the committee and your adjuster. A tarp to stop more water is a separate, urgent step.
  • Yard drainage fixesIf water got in because the yard slopes toward the house, regrading or adding drainage is a landscaping change, and the association lists landscaping among the changes that need committee approval before work begins.
  • Inside leaks in 2000s homesMost of tract 2.12's homes were built from 2000 to 2009. Water heaters, supply lines and washer hoses from that decade can fail without warning. A stain at the base of a closet wall or a warm spot on tile is worth a call.

FAQ

Copper Basin questions

For anything on the outside, expect to if your home is under the association. The Village of Copper Basin Community Association says all exterior changes, landscaping and exterior painting included, need Design Review Committee approval before work begins, and the committee has 45 days to decide. Town permits are a separate step, covered on our repairs page.

FEMA places Copper Basin in Zone X, the minimal flood hazard category, with no high-risk zone in the community’s bounding box. Storm water can still get in at doors and roofs, and the August 2011 storm that dropped about 30 power poles near Hunt and Judd shows how hard the wind can blow here.
