Leak and storm water cleanup for newer Bella Vista Farms homes

Plats recorded from 2020 to 2024, on a FEMA map dated 2007. Low flood risk on paper still leaves new roofs, settling yards and fresh plumbing to prove themselves.

Bella Vista Farms

Bella Vista Farms at a glance

The flood map under Bella Vista Farms is older than every house on it. FEMA’s panel for this ground, 04021C0475E, took effect on December 4, 2007, and the community’s plats were recorded from 2020 to 2024 (Town subdivision layer). At the center, that map shows Zone X, minimal flood hazard.

Zone X is good news, but it does not keep water out of a house. In a new home the risks shift: a roof meeting its first monsoon, yard grading that settles, a fitting crimped a little short, a fridge line pinched behind the cabinet.

We are based in Gilbert and work on houses of every age. In a newer home the job runs the same way: find the source, dry it properly, document it, and rebuild the finishes that had to come out.

On the record

How Bella Vista Farms came together

The Town’s subdivision layer holds 28 Bella Vista Farms records, 27 distinct plats in sections C-D, E-F, G-H, K and U, with at least 2,138 lots. Sections E-F went on record in 2020, C-D in 2021, U in 2023, and G-H and K in 2024. Together they run south from Skyline Drive toward Bella Vista Road, east of Gantzel Road.

The developer is El Dorado Holdings, and a 2021 business-press report put the master plan at 1,500 acres. Mattamy Homes’ 2024 release describes an 11-acre community park with a resort pool, shaded water playground, basketball court and beach volleyball, and places its own parcel northeast of Gantzel Road and Bella Vista Road.

Census estimates lag the newest sections, but the block group at its center already shows a median build year of 2015 and 223 homes built in 2020 or later (ACS 2020-2024). The ground sits in EPCOR’s San Tan certificated area on ADWR’s map, and Poston Butte High School is at the southwest corner on Gantzel Road.

The storm record touches the northeast corner. On September 19, 2015, the Weather Service logged heavy rain and half-inch hail at Schnepf and Skyline roads, years before most of these roofs went on.

What to watch for

Water problems to watch in a newer house

  • Grading and downspoutsNew yards settle. If soil around the slab sinks below the foundation edge, or a downspout empties onto flat ground, monsoon rain can pond against the stucco and work in at the base of the wall. Keep water moving away from the house.
  • A new roof's first hard stormFlashing around vents, skylights and wall-to-roof joints gets its real test in the first heavy storm. Hail has been logged at Schnepf and Skyline, so after a hard one, check the ceilings and attic for fresh spots.
  • Fittings behind finished wallsIn a new house, a slow leak at a fitting inside a wall can stay hidden until paint bubbles or a baseboard swells. A small spot that keeps growing is worth a moisture check before anything gets cut open.
  • What Zone X does and doesn't meanFEMA's Zone X label describes flooding from rivers and washes, not a burst pipe or a roof leak. Ask your agent how your policy treats each one, and see our flood page for how flood coverage is handled.

Services

How we can help

In a newer home, most calls start as water removal after a fitting, appliance line or roof leak. We dry it, take moisture readings and photos for your adjuster, and check for mold if it sat. Matching cabinets, drywall texture and flooring is part of our repair work.

FAQ

Bella Vista Farms questions

Not a high-risk one at its center. FEMA’s map shows Zone X, minimal flood hazard, on a panel effective December 4, 2007, and no Zone A, AE or 0.2 percent area crosses the community. You can look up your own address with FEMA’s Flood Map Service Center, which shows the current panel for any lot.

Homes there use 85143, going by a Census address match inside the E-F section. Census ZIP tabulation maps drawn in 2020, before most homes, show this ground as 85140, so some data tools still list that number. Your mail and your county tax record are the final word on yours.

EPCOR, according to the state’s map. ADWR’s service-area layer places the community inside EPCOR Water Arizona’s San Tan certificated area, docket WS-01303A, which marks where EPCOR is authorized to serve. Your bill is the final word. That system’s water is hard, which wears on heaters and fixtures; our San Tan Valley page has the numbers.
