Skyline Ranch
Skyline Ranch at a glance
If you live in Skyline Ranch, you know the corner of Hunt Highway and Gary Road. So does the National Weather Service. Its storm reports log six power poles down near Hunt and Gary on August 8, 2018, nine days after numerous lines came down along Hunt between Gary and Bella Vista roads, and pea-size hail at Hunt and Skyline Drive in January 2010.
That is the pattern that matters here: wind and hail first, then rain coming in through whatever the wind opened. A lifted roof tile or a cracked vent cap might not show for weeks, until a ceiling stain spreads or the attic starts to smell musty.
We are based in Gilbert, and this page sticks to what is on record for these streets. When water gets into a Skyline Ranch home, we dry it, document it for your adjuster and rebuild what came out.
On the record
Skyline Ranch on the record
Skyline Ranch is 13 parcel plats, Parcels A to D in Phase 1 and A to I in Phase 2, with 1,638 lots in the Town of San Tan Valley’s subdivision layer. All of them carry 2004 Pinal County recording numbers. They sit south of Skyline Drive and northeast of Hunt Highway, around Gary Road, and Skyline Ranch Elementary is inside, on San Tan Hills Drive.
The Census block group around the center counts 1,008 homes, with a median build year of 2008 and 587 of them built from 2000 to 2009 (ACS 2020-2024). Most original roofs, water heaters and supply lines here are close to 20 years old.
ADWR’s service-area map puts the parcels in EPCOR’s San Tan territory, and the state water system map lists system AZ0411128, the number on EPCOR’s own report. FEMA shows the center as Zone X, minimal flood hazard, so water here tends to arrive from above, not from a wash.
Skyline Village is separate: newer plats about four and a half miles east on Skyline Drive, between Sierra Vista Drive and Quail Run Lane, recorded in 2022 and 2025 (same layer). KB Home’s homeowner guide gives it its own HOA, Town of Queen Creek water and EPCOR sewer. The knee-deep water on Skyline Drive near Felix Road, covered on our flood page, was about two miles past it.
What to watch for
What to check after a storm on these streets
- Ceiling stains near outside wallsOn August 17, 2023, a downburst along Skyline Drive uprooted large trees and damaged property, with winds estimated at 60 to 70 mph. Wind like that lifts roof edges first, so the first sign inside is often a stain where the ceiling meets an exterior wall.
- Hail on vents and skylightsA trained spotter logged pea-size hail for five to ten minutes at Hunt and Skyline. Small hail seldom breaks glass, but it can crack plastic vent caps and skylight domes, which then let a little water into the attic with every storm.
- Windows and patio covers hit by debrisReports from August 16, 2021 describe trees and a trampoline down along Hunt Highway between Gary and Bella Vista roads. Anything that heavy moving in the wind can crack a window or tear a patio cover, and the next rain comes straight in.
- Attic insulation after a roof leakWith most houses here built in the 2000s (Census estimates), the attic insulation is often original too. Wet blown-in insulation packs down and holds water against the drywall below, so after a roof leak it usually has to be pulled, not just dried.
Services
How we can help
Wind-driven roof leaks usually start as storm water cleanup: extraction, drying and moisture readings. If a ceiling stayed wet more than a day or two, we check for mold behind the drywall. Then come the repairs, from ceiling patches to flooring, under Town permits where they apply.

Is Skyline Village part of Skyline Ranch?
No. Skyline Village is a separate group of plats about four and a half miles east on Skyline Drive, recorded from 2022 on. KB Home’s guide lists a Skyline Village Homeowner’s Association and the Town of Queen Creek for water, while the 2004 Skyline Ranch parcels sit in EPCOR’s San Tan area. We cover both from Gilbert.
Do the Skyline Ranch parcels sit in a FEMA high-risk zone?
No. FEMA’s map shows Zone X, minimal flood hazard, at the center of the parcels, and no Zone A or AE crosses them. Water still gets in through roofs, blocked yard drains and street runoff. How a policy treats flood water is a separate question, and our flood page walks through it.
How long a drive is Skyline Ranch from Gilbert?
About 12.4 road miles from 4218 S Ramona Street, by the OSRM route planner, and about 10 miles in a straight line. Treat that as a map estimate, not an arrival time. Call (623) 288-5596 and tell us what is wet, where the water came from and whether it is still running.
