Circle Cross Ranch

Circle Cross Ranch at a glance

Circle Cross Ranch has an HOA that publishes its rules. Its community information page says front-yard landscaping, driveway extensions, additions and play structures need Architectural Committee approval first, and that the committee has 45 days to decide. That matters after water damage, because the fix sometimes reaches the outside of the house.

Interior work, like drying a wall or replacing a vanity, is not on that list, though the CC&Rs and Design Guidelines have the final word. A new patio door, a re-graded side yard or a rebuilt section of wall might need a submittal. Asking early saves a second trip.

We are a building contractor based in Gilbert. We dry the house, document the damage for your adjuster and do the rebuild, and the same photos and scope can go with an HOA request.

On the record

Circle Cross Ranch by the numbers

The Town’s subdivision layer lists 22 parcel plats, Parcel 1 through Parcel 21 plus 6B, holding 2,741 lots. Parcels 1 to 5 went on record in 2002 and the last parcels in 2006, and a later Circle Cross Unit 3 plat added 84 lots in 2017. The community sits north of Skyline Drive, across from Skyline Ranch, with Gantzel Road along its east side.

In the Census block group at its center, 829 homes have a median build year of 2008, and 262 of the 797 occupied homes are rented, about one in three (ACS 2020-2024). The wider tract runs closer to one in four (tract 2.24). If you rent a house here out, a leak can run a long time before anyone calls.

The HOA’s amenities page describes walking paths that link the parks, and tot lots with benches under shade trees. Its helpful-links page lists EPCOR and SRP among local utilities. Circle Cross K8 STEM Academy sits on Charbray Drive, inside the community.

FEMA maps the middle of the community as Zone X, and no Circle Cross plat touches a high-risk zone. A 0.2 percent annual chance area is mapped on the Maricopa County side, just across the line from the northwest parcels.

What to watch for

Planning a repair in an HOA community

  • Know what needs approvalThe HOA lists landscape changes, additions, driveway extensions, play structures and trampolines as needing Architectural Committee approval. If water damage leads to new hardscape, a re-graded yard or an exterior change, submit early, since the committee has up to 45 days.
  • Empty between tenantsA house that sits vacant between leases can leak for weeks before anyone notices. Close the main valve while it's empty, or have someone walk through every week and run the taps, and give your property manager the HOA's contact too.
  • Leaks in rented housesWith about a third of homes in the central block group rented (ACS), many owners aren't on site. Give tenants a map to the main shutoff and a number to call, and ask for a photo of any stain or drip the day they see it.
  • Drainage in a new landscape planFront-yard landscape changes go to the committee anyway, so build drainage into that plan: soil sloped away from the slab, drip emitters aimed away from walls, and downspouts that empty onto ground that can carry water off.

Services

How we can help

Most calls here start with water removal and drying. If walls stayed wet, we check for mold. The rebuild, from drywall and cabinets to exterior repairs that may need HOA sign-off, is covered on our repairs page, along with the Town’s permits.

FAQ

Circle Cross Ranch questions

Interior repairs are not on the HOA’s published list, but exterior changes can be. The community information page names landscape changes, additions, driveway extensions and play structures as needing Architectural Committee approval, with 45 days to review, and points owners to the CC&Rs and Design Guidelines. When in doubt, ask AAM before work starts.

Mostly in the 2000s. The parcel plats were recorded from 2002 to 2006, and the Census block group at the center shows a median build year of 2008, with 514 homes built from 2000 to 2009 and 315 from 2010 to 2019 (ACS 2020-2024). That puts original tanks and hoses at 18 years or more.

About 11.9 road miles from 4218 S Ramona Street by the OSRM route planner, or 9.6 miles in a straight line. Treat that as a map figure. Call (623) 288-5596 any time, describe what you see, and we will talk through first steps and set a time to look.
