Flood and leak cleanup on both sides of the wash in Pecan Creek
Pecan Creek North and Pecan Creek South face each other across the Queen Creek channel. Most lots sit in FEMA’s low-risk zone, but the strip along the wash does not.

Pecan Creek
Pecan Creek at a glance
Pecan Creek is two neighborhoods with a wash between them. FEMA’s map draws the Queen Creek channel east to west through the community: every Pecan Creek North parcel lies north of it, and every Pecan Creek South unit lies south. A narrow strip along the channel is mapped Zone A, FEMA’s high-risk category, while the middle of each neighborhood is Zone X.
We’re based in Gilbert, about 12.2 road miles from Pecan Creek. Water off the wash, through a roof or from a supply line starts the same way for us: get it out, dry what can stay and open up what can’t be dried.

On the record
The wash, the map and the roads around Pecan Creek
FEMA has revised this stretch of the map twice. Letter of Map Revision 16-09-2973P took effect on August 23, 2017 and is the source of the Zone A strip along the channel. Case 22-09-0772P took effect on February 16, 2024 and is the source of the AE area at the west end, by Gantzel Road. Both appear in FEMA’s National Flood Hazard Layer, over base panel 04021C0475E from 2007. If your lot backs onto the wash, look up the address on FEMA’s Flood Map Service Center before you rebuild.
On the Town’s subdivision map, Pecan Creek North is eight numbered parcels plus a master plat, recorded in 2003 and 2004 with about 1,331 lots. Pecan Creek South is Units 1 through 6, recorded in 2006 and 2007 with about 1,768. Gantzel Road bounds the west side, Kenworthy Road the east and Combs Road the south, and Chandler Heights Road crosses the north half, per Census road files. Ellsworth Elementary sits inside South Unit 2.
Combs Road is the edge that has taken the wind. On August 20, 2020, a microburst knocked down 15 wooden power poles on Combs Road, starting at Kenworthy Road, Pecan Creek South’s southeast corner, and running east to Schnepf Road.
What to watch for
Living next to the Queen Creek wash
- Lots that back onto the channelParcels at the edge of the Queen Creek channel sit closest to the Zone A strip. After a heavy monsoon rain, check block walls, gates and the yard side of the house for water lines and silt, and keep the drain openings in the wall clear.
- Street and wash water is dirty waterWater that comes off a street or a wash carries soil and whatever was on the pavement. Carpet pad and drywall it soaks usually come out instead of being dried in place, which is why we ask where the water came from.
- Wind on the Combs Road edgeThe 2020 microburst on Combs Road shows how hard wind can hit the south edge. After a strong storm, look for lifted roof tiles, a bent gutter or a ceiling stain near an outside wall.
- Water heaters from the first platsPecan Creek North's plats date to 2003, so its earliest homes may be on original or second water heaters. A tank leaking into a garage or closet wall can soak the framing for weeks before a stain shows.

How we can help
When the wash or the street sends water inside, our flood and monsoon water page covers extraction and drying. If walls stay wet, mold can follow, which mold removal explains, and the repairs page covers putting walls and floors back.

Pecan Creek is in the north part of town, where the Queen Creek channel crosses between Gantzel and Kenworthy roads. The communities linked below are the closest ones to it.
Is my Pecan Creek home in a FEMA flood zone?
Probably not, unless it’s near the wash. FEMA maps a narrow Zone A strip along the Queen Creek channel, with AE at the west end, while the centers of both neighborhoods are Zone X. Check your exact address, because the line follows the channel, not the street grid. Town-wide flood insurance notes are on our flood page.
Do you handle mud and silt that comes in from outside?
Yes. When outside water gets in, we remove standing water and silt, take out wet materials that can’t be cleaned, dry the structure and document it for your insurance company and adjuster. Because that water isn’t clean, carpet pad and lower drywall often come out. We’re about 12.2 road miles away in Gilbert.
How old are Pecan Creek homes?
Most were built on plats recorded from 2003 to 2007, Pecan Creek North first and Pecan Creek South after. The Census block group at the center has a median build year of 2006, with 970 of its 1,261 homes built in the 2000s. Original water heaters and supply lines from that era are worth checking.
